Why an empty house is a different clean
A move-out clean is the one job where the house works in your favor. With no furniture in the way, every closet opens, every cabinet is reachable and every corner is visible, which is exactly why the standard is higher. The next person is going to open that cabinet and look inside it.
It also means the job is judged differently. In an occupied house nobody checks whether the inside of the medicine cabinet got wiped, because nobody is moving in tomorrow. On a move-out, the person signing off is either a landlord holding a security deposit or a buyer doing a final walkthrough, and both of them are looking at details you would normally skip.
That is why a move-out clean takes noticeably longer than a deep clean of the same square footage. It is not more scrubbing per surface, it is more surfaces, and they are all accessible at once, so the checklist is longer rather than harder.
Move-out: protecting your security deposit
The single most common reason a deposit gets docked is the oven. It is the item landlords check first and the item tenants clean last, after everything is out and the energy is gone. We clean inside the oven, the door glass and the racks, and we can tell you on arrival if there is baked-on buildup that needs more time than the visit allows.
The rest of the list landlords actually inspect: inside the refrigerator and freezer, the bathroom grout and shower tracks, the inside of every cabinet, the top of the door frames, the closet floors and the baseboards. Blinds and window tracks get missed constantly and get flagged just as often.
If your lease has a cleaning clause, send us the wording by text and we will work to that list rather than to our own standard. If the landlord has a specific inspection form, we will follow it. It is cheaper to clean to their list once than to argue about a deduction afterwards.
Move-in: starting clean instead of cleaning someone else's mess
A house you have just bought or rented was cleaned by someone with a different standard and a different deadline, usually whoever was paid least to get it done before the keys changed hands. Nothing about it is yours yet, and that is the moment to reset it.
For a purchase, the clean often happens after the previous owner's furniture is gone but before yours arrives, which is a short window. Book it as soon as you have a closing date and tell us the date the movers arrive, because that is the hard deadline and everything has to be finished by then.
For a rental, the two things worth checking before you sign anything are the bathroom grout and the inside of the kitchen cabinets. If either is bad on move-in day, photograph it immediately and text your landlord the same day. We can clean it, but we cannot undo the fact that it was already like that when you arrived.
Scheduling around a closing or a lease
Move cleans are the most date-sensitive work we do, because the date is not flexible. A closing date or the end of a lease is fixed, and the gap between an empty property and an occupied one is usually a single day.
Tell us the date the property becomes available and the date the next person takes it. If there is a single day in between, we schedule the clean for that day and confirm the time window in advance. If the property is already empty, we can often work a day or two ahead, which is always cheaper and less stressful than a same-day rush.
For landlords with multiple units turning over, we clean them in sequence so the whole building is done in one block. Ask about that if you manage more than one unit, because it is considerably cheaper per unit than booking them separately.

Frequently Asked Questions
What is included in a move-out clean?
Inside every cabinet, drawer and closet, inside the oven and refrigerator, bathroom grout and shower tracks, baseboards, door frames, window sills, interior windows, blinds, light fixtures, switch plates, vents and floors. We work to your landlord's checklist if you send it by text.
Do you clean inside the oven and refrigerator?
Yes, both are included. The oven is the item landlords check first and tenants clean last, so we budget real time for it. Tell us in advance if there is heavy baked-on buildup.
Do I need to be there?
No. As long as we can get in, with a key, a lockbox code or an open door, we can work without you. We will text you when we have finished and flag anything that needs your attention.
Can you clean after the movers leave on the same day?
Usually yes, if you book the date in advance. Move days are the most date-sensitive work we do, so tell us the date the property becomes empty and the date the next person takes it as early as you can.
Do you clean for landlords with multiple units?
Yes. We clean multiple units in sequence so the whole building is handled in one block, which is considerably cheaper per unit than booking them separately.
What if the property has a garage and a basement?
Tell us when you request the quote. Garage sweep-out, basement, attic and exterior entry areas are available as add-ons and are priced separately because they fall outside a standard house clean.
